Bridging Loans

In the dynamic landscape of property development, securing the right funding is paramount. The purpose of a Bridging Loan is to take you from point A to point B. They are short term secured loans, usually for a period of 36 months or less- depending upon the purpose. They are generally employed when conventional mortgage funding is not suitable. In most cases Bridging funding can be agreed in a much shorter time than mortgage funding.

Bridging is often used when quick completion is required- for auction purchases, or perhaps if the seller is in financial difficulty. It is also often used when a property is not mortgageable due to its condition.

A secured bridging loan may be used when someone is purchasing a residential property- but there is a delay in obtaining the required purchase funds – perhaps because their current property is not yet sold.

Unsecured bridging can be used when the owner is not going to live in the property. It may be a property that they are planning to rent- or one that they are looking to refurbish then sell on.
The Bridging Loan does not necessarily need to be secured on the property being purchased. It can also be secured on other properties owned – sometimes even if there is already a mortgage on these properties.

Some lenders offer a Bridge To Let product. This allows the purchaser to buy the property- refurbish it- then make a simple switch to a Buy To Let product based upon the property’s new valuation.
